U.K. Home Repossessions Rise at Slower Pace

A third fewer home owners are expected to have their homes repossessed this year than originally feared, according to the Council of Mortgage Lenders (CML).

The CML now expects 48,000 to lose their homes, as it cut its forecast for the second time this year.The trade body had originally expected 75,000 repossessions in 2009 at the start of the year, when the property market was in freefall. It then cut the forecast to 65,000 in June.

The number of home owners who will have their properties seized will be up from 40,000 last year but significantly lower than the 76,000 that was experienced during the recession and housing crash of the early 1990s.
The latest cut came after figures indicated 11,7000 houses were seized in the the three months to September, up only slightly from the 11,400 taken in the previous three months.

Economists had predicted the increase in repossessions would be modest, because the banks have signed up to an agreement with the Government to be as lenient as possible with struggling home owners. Record low interest rates have also helped millions of home owners.However, what took experts by surprise is how the number of people in arrears – falling behind on their mortgage payments – fell over the last three months.

Landlords Should Pay Less When Renovating Buy-to-Let Property

Landlords planning to refurbish their buy-to-let investments should be aware that with work for builders scarcer than ever, prices are dropping for most construction projects and they too should benefit from this trend.
Tender prices for new construction work are expected to keep falling until 2011, according to the latest forecast from the BCIS, RICS’ Building Cost Information Service.

The declining workload in the construction sector throughout 2009 has forced contractors to keep tenders low enough to stay competitive, while those clinging on to 2007 prices are rapidly going to the wall. BCIS predicts tender prices will fall 5.2 percent in 2009 and a further 1.8 percent in 2010, before returning to 3.3 percent growth in 2011.

Joe Martin, Executive Director of BCIS said that a sharp increase in new work from the public sector had contributed to positive data coming from the construction sector in recent months with output starting to fall at a slower rate. However, he warned the industry “It will be several years before we see prices reach pre-recession levels.“
