West Hampstead Jeweller Moves On!

London retailer Joule has moved location, opening a shop in Hampstead Village, leaving its previous West Hampstead location.

Joule owners husband-and-wife-team Sanjay and Raji Pattni celebrated the opening of the new shop with a party on Friday night. Special guest at the event was Sarah Ho of brand Sho Fine Jewellery, who took time to talk guests through her latest collections which are on sale at Joule.

“Joule offers the kind of jewellery you can buy in Bond Street, but not at Bond Street prices,” said Sanjay Pattni at the opening event. “The people of Hampstead don’t need to go to the West End to buy a diamond engagement ring or a special piece of contemporary fine jewellery. They can come to us. We have some cutting-edge designer brands in our shop, including Tacori from the USA and Noah Barcelona from Spain, and we can offer a huge amount of expertise and knowledge between us that you won’t find in the typical big jewellery shops in London.”

Olympic Cycling Brakes Applied for Hampstead

Hampstead and Highgate are to miss out on hosting one of the showpiece events in the 2012 Olympics, the Ham&High has learned.

The route for the road cycling races - originally planned to go from Regent's Park up to Hampstead Heath - is to be switched to outside London.

Sources at the 2012 organising committee and Camden Council confirmed the news to the Ham&High this week although the committee refused to officially confirm the news until a "final decision" is made.

The news comes after the International Cycling Union (UCI) asked 2012 chiefs to follow the example set at the Beijing Olympics and move the bulk of the course outside of the city.

The decision has led to disappointment for residents and cycling fans.

North London Investment Property News; HMO Licensing

An HMO (House of Multple Occupation)License is required for all privately rented properties of three stories or more, and occupied by five or more people. The property must be used as the tenants' only or main residence;properties let to students and migrant workers are treated as their only or main residence.

The Housing Act 2004 introduced a new definition of a House in Multiple Occupation (HMO). The new definition is detailed and complex. Generally a house in multiple occupation will be a property occupied by more than one household and more than two people, and may include bedsits, shared houses and some self contained flats.

Mandatory licensing of HMOs was introduced in England and came into force in April 2006. The regulations investigate the suitability of the landlord to carry out their role effectively as well as the provision of adequate amenities in the building. The license also limits the number of tenants in the building.

Despite the new regulations HMOs are still considered a relatively safe property investment, even through 2009. Although HMO properties are generally associated with the bottom end of the market, this is not necessarily true in London and other areas of high property value, where they are often let as a house share for young professionals. The property investor may be happier with the concept of a single more expensive property with professional tenants in, rather than having to manage a number of cheaper properties in less salubrious areas. There is always the option to convert back to a single family residence to realise your investment.
