Sainsburys Threatens West End Lane Local Businesses

There has recently been an application for a licence made by Sainsbury's to Camden Council, which, if it is successful, will mean that they could open a store at 204 West End Lane, West Hampstead, in the place of closed down store "best-one".

To many who live in West Hampstead, the mini market "Best-One" which was open 24 hours was an iconic feature of quirky West Hampstead. It made up part of the character of West End Lane, as well as the other many independent shops. However although people may enjoy this ideal, the reality is that in recent years many more people have chosen to shop in a chain store, over shopping in a franchise independent store.

Some shop owners down West End Lane report that sales have gone down by as much as 50% since Tesco's opened, and are worried that if a Sainsbury's opens there then they may end up closing due to the competition from both stores. The decision has not yet been made, and we are looking forward to finding out what the store will become.

London Rental Market; Rental Void Periods Fall

The average void period – a key indicator of the buoyancy of the rental market – has fallen to its lowest level for eight years as demand for rental property remains high.

Compared with the previous quarter as part of the Association of Residential Lettings Agent’s (ARLA) survey of members, the average void period has again fallen from 3.6 weeks to 3.2 weeks.

The average number of new tenancies signed up compared to the preceding survey has also increased in line with seasonal trends.

The South East has experienced the lowest void period at just 2.9 weeks compared with 3.3 weeks for Central London and 3.4 weeks for the rest of the UK.

Average void periods are lowest in the Rest of London (2.8 weeks) than anywhere else in the country with most other regions having averages between 3.4 weeks and 3.7 weeks per year.

The exceptions to this are the Rest of the South East at 3.0 weeks and the South West at 3.1 weeks. Scotland, Wales & Northern Ireland have the highest average void period at 3.7 weeks per year. The largest reduction was in the Midlands (down from 4.2 to 3.5 weeks).

Residential Landlords Demand Simplification of Regulation

Residential landlords have listed the top law reforms that would “help revitalise the private rented sector and secure a better future for the UK’s stock of more affordable housing”.

Their submission – to Deputy Prime Minister Nick Clegg - comes in response to the government’s invitation to identify laws that should be removed or changed to streamline the running of a business.

“And, in the private rented sector, that amounts to quite a few,” says Alan Ward, chairman of the Residential Landlords Association.“The new government has shown a very welcome willingness to cut back on the amount of legislation that has crippled our business sector over the last few years.

“We believe that more effective answers can be found in local accreditation schemes to encourage a new generation of professional landlords who are better trained, better informed and better able to regulate our business, themselves, without the excessive burden of increasing legislation.

“Like many other businesses a huge raft of legislation has built up surrounding the private rented sector. Landlords are normally small business people, often part time, and they can easily be tripped up and penalised by complex regulations.

“At the end of the day, these do little or nothing to protect tenants anyway. The RLA believes that, if its proposals are adopted, the weight of burdensome and unnecessary regulation on landlords would be significantly reduced.”

Bill Oddie fears sheep rustling on Hampstead Heath The Telegraph reports. Plans to graze sheep on Hampstead Heath are in doubt because of fears the animals will be ‘stolen for Sunday roasts’.

The City of London Corporation, which manage the upmarket area, wants to return sheep to the heath as ‘natural lawnmowers’ that keep the grass down while maintaining wildlife.

The last time sheep were grazed on the 790-heath was in 1959.

London Tube Strike - Hampstead Station Closed

Commuters were battling there way to work this morning as the 24-hour London Underground strike crippled the Tube network.

Millions of passengers fought against suspensions, delays and station closures to seek alternative modes of transport.

But buses quickly filled up, clogging roads throughout the capital as many people were forced to walk to their destination.

By 10.30am, all Tube lines were either suspended or part suspended except the Northern line - although numerous stations were closed included Hampstead station.

Transport for London confirmed they were trying to run as many trains as possible but just 40 percent of trains were operating across the Tube network.

Rents Rise as Mortgage Approvals Drop

The continued rise in monthly rents witnessed by residential landlords and their letting agents seems to be in direct correlation with a fall in the number of approved mortgages for first-time homebuyers, according to statistics released by the Royal Institution of Chartered Surveyors. Among the country’s chartered surveyors, 27 percent more reported that their rents increased between May and July. During the second quarter, 30 percent more surveyors indicated rental increases than those that experienced drops.

RICS observed that rental increases are related to the fall in the number of prospective homeowners that had mortgage applications approved. But there are two other reasons as well that explain this trend in the buy-to-let sector. Some investors and potential homebuyers are concerned about the prospects of a “double dip” recession or housing crisis, while others are locked out of the real estate market by hefty deposit requirements.

There also seems to be little interest among landlords to sell their properties once a tenancy agreement expires, while new investors are hobbled by the lack of buy-to-let loans. The British Bankers’ Association found that the number of loan approvals fell by 2.5 percent between June and July. Annual statistics show that home mortgage approvals have fallen by 18.5 percent compared to figures from 2009. A total of 33,689 homeowner mortgages were issued this past July.

Concerns about the state of the economy are also weighing heavily on the property market, with many predicting declines in real estate values, as well as a slowdown caused by major government spending cuts. The Bank of England has also published less optimistic predictions for growth.

Camden Council Conservation of London's Historic Areas

Camden Council has today introduced tighter measures to protect 9,500 properties in three of its most historic conservation areas.

Belsize, Hampstead and Swiss Cottage are unique and attractive conservation areas but their historic appearance is being gradually eroded by unsympathetic alterations. Ornate boundary walls, cast iron railings and green front gardens are the features most commonly lost, followed by timber sash windows, panelled front doors and decorative work.

Tighter planning controls now require residents in these areas to make a planning application if they want to replace or remove historic features on the front of their property. Like-for-like repair and replacement is allowed without an application, to encourage residents to retain these special elements.

Detailed guidance has been prepared to help builders, architects and developers undertake sensitive repair and reinstatement.
