As the clocks go back on Sunday October 31st, the cover of darkness can prove all too tempting for the opportunist thief. Halifax Home Insurance recommends homeowners take steps to make life more difficult for the would-be burglar.
• 63% increase in burglaries during winter months last year
• Average cost of a winter burglary was £2,623
• Take steps now to avoid a winter break in
Last year, Halifax Home Insurance saw a 63% rise in burglary claims during the winter months when compared to the summer months,* and according to the insurer's own in house data, the average cost of a winter burglary last year was £2,623.
Senior claims manager for Halifax Home Insurance, Martyn Foulds says; "Year on year we typically see far more burglaries occurring during the winter. Burglars will tend to go for the path of least resistance and look for homes that lack even the basic security measures, so a few simple cost effective steps can go a long way to avoiding a break in."

Million Pound Property Sales Double
The number of million pound property sales has more than doubled over the past year, according to research by Halifax. There were 2,992 million pound property sales in Great Britain in the first six months of 2010; 118% higher than in the same period last year. This compared with a 27% increase in total house sales over the same period. There are an estimated 170,0001 homes in Britain that are worth at least one million pounds.
However, the number of million pound properties sold in the first half of the year was 18% lower than in the same period in 2007 following a 63% decline between the first halves of 2007 and 2009.
Whilst million pound sales continue to represent a very small proportion of the total market in Britain, the share of all sales has risen from 0.5% in the first half of 2009 to 0.9% in the first six months of 2010.
London unsurprisingly has the highest proportion of million pound sales, at 4.5%.
Martin Ellis, Halifax Housing Economist, said: "The sizeable rise in the number of million pound properties sold over the past year has been driven by a small number of London neighbourhoods that continue to account for the vast majority of £1 million sales. The increase reflects both strong demand from wealthy foreign buyers looking to benefit from the weakness in sterling and the relatively strong performance of the housing market in London and the South East over the past year."

UK Mortgage Lending Activity 'Set to Increase with Remortgaging Applicants'
UK mortgage lending in the remortgaging sector could rise next year as interest rates pick up once again, Your Mortgage has suggested.
Website editor-in-chief Paula John commented that more homeowners will be coming off two-year fixed-rate deals next year and will be looking round for good-value arrangements, which is when remortgaging activity will rise.
Currently, UK mortgage lending providers have low standard variable rates and many consumers are happy with these because they cannot find better deals elsewhere.
"A lot of people don't have sufficient equity to remortgage in the way they used to because property values have fallen," Ms John pointed out.
Her comments follow research from the Council of Mortgage Lenders showing that one in four loan completed in August could be attributed to remortgaging activity - the lowest proportion of the UK mortgage lending sector for more than ten years. The research also found that 25,000 remortgage loans were advanced by lenders in August, worth a total of £3 billion.

London Leading Overseas Property Destination
London captured 27 percent of all cross-regional investment transactions during 2009 and the first half (H1) of 2010, according to new research by leading real estate advisors CB Richard Ellis (CBRE), which explores, among other trends, the degree to which investors making direct commercial real estate investments outside their domestic markets gravitate towards the largest, most liquid commercial property markets.
Of the €22.4 billion of cross-regional investment activity recorded over the last 18 months, over €6 billion has been invested in London. This cross-region concentration also made London the world’s most international market, with buyers of 27 different nationalities completing acquisitions in London over that period.

Facebook Group Campaign for Renaming West Hampstead
If you asked for a London cab to take you from Cityside to Noho via Midtown, the driver would probably respond with a raised eyebrow.
But all three are names given to central London locations that have faced rebranding in recent years, reports the BBC
Midtown is just the latest in a string of recent examples of new names organisations have tried to give to historic areas of London.
In June 2008, billionaire developers the Candy Brothers were criticised by angry Fitzrovia residents who accused them of trying to rebrand the area as Noho.
Nick and Christian Candy named an apartment building they were developing as Noho - supposedly meaning north of Soho - Square.
But they soon pulled out of the redevelopment and the name was dropped.
Elsewhere, estate agents have tried to rename Aldgate and Hoxton in east London as CitySide, and Elephant & Castle in south London as South City.
But sometimes it is residents rather than developers who campaign for a rebrand.
Last spring, Chrissy Tignor set up a Facebook group campaigning to change the name of West Hampstead Tube station in north-west London to East Kilburn.
"People in Hampstead mock West Hampstead at dinner parties," campaigners said.
"People in Kilburn won't do that - we won't feel superior to our East Kilburn neighbours."
So far the group has attracted more than 400 members.

Landlord and Tenant New Tenancy Law
Landlords in England could be caught out by new tenancy legislation that became law on the 1st of October, reports the RLA.
The change raises the annual rent threshold for common ‘assured shorthold tenancies’ from £25,000 to £100,000. But the move is backdated to include all existing tenancies … not just new ones.
And that will bring thousands more higher-end properties in England – the new order does not apply elsewhere - under the tenancy deposit protection schemes.
So the Residential Landlords Association is warning that landlords are at risk from any unregistered deposits, taken after 6 April 2007, for properties with an annual rent up to £100,000. Deposits taken before that date, however, do not have to be protected unless the tenancy agreement has been renewed.
And these properties also now fall under different legal procedures for termination of a tenancy or breach of contract.
