London House Price News; No Change in 2011

The number of high end property sales and rentals could remain low next year if the property market shows no signs of change from the last couple of years, Mouseprice has said.

According to Selwyn Lim, director of the online resource, analysts "are not going to be far wrong" by forecasting little movement in the property market."I am quite sure that the volumes will definitely remain weak and I can't see them shooting up to the 1.5 million transaction-levels that were [seen] at the peak in around 2006. In terms of prices, I can't see any wild swings in either direction," he explained.

Mr Lim's remarks come as HM Revenue & Customs research showed the number of transactions on UK residential properties worth £40,000 or more decreased from 80,000 in October to 77,000 last month, compared with 83,000 transactions in November 2009.
Meanwhile, separate government figures show London house prices and those in other parts of the country decreased by 0.1 per cent in October.

London Rental Yields And Returns

London property statistics show there is likely to be a "widening gap" between the performance of properties in the lower tier of the market and the middle and upper tiers across the UK.

This is the view of Lucian Cook, director of residential research at Savills, who noted that rental yields and returns in London and in other parts of the country will drive values in the lower tiers of the housing market.

"[That is] opposed to the middle and upper tiers where values are driven by owner-occupiers and mortgage affordability, which is then a function of interest rates and everything else that goes with it," he pointed out.

This movement could be witnessed over a period "of at least the next five years and possibly the next decade", Mr Cook explained.

His comments come after the latest set of data from the Royal Institution of Chartered Surveyors showed activity in the housing market continued to slow during November, with average house prices slipping further.

Back in January 2010, there was a planning application received by Brent Council for the erection of a single-storey building for use as a nursery school on the Bowling Green Pavilions located in Chatsworth Road, NW2.On the 19th October 2010, the application was granted by Brent Council as there was a need in the community for more child care provisions.

The nursery that put forward this application and will be looking to relocate in the future is Crickets Montessori Nursery School currently located in South Hampstead Cricket Club in Brondesbury Park.

This nursery is currently owned by a private owner. It first opened back in 2004 and is registered for 30 children from two to five years. This relocation would allow the nursery attendance to expand to approximately 45 children.

It opens Monday to Friday from 9am to 3.10pm with the exception of closing at midday on Wednesday. The provision is registered on the Early Years register and the compulsory and voluntary parts of the Childcare register.

Ofsted inspected this school in 2009 and found that the staff work well together, the children are very happy and settled in the nursery. The nursery is well equipped, the children have good opportunities to develop their creativity, play outdoors and learn the importance of healthy eating.Having recently spoken to Brent Council, the works have not begun yet but we are anticipating the arrival of this hopefully in the coming year.

If your offspring are in their first year of A levels with plans to go to University this may be a perfect time to take advantage of current investment conditions and invest in a buy to let property in a big university city. With the passing of the £9000 a year student fee bill on 10 December, there has to be a way to help fund a 3 year course.

UCAS reported a huge national shortage of student accommodation following last year's record number of applications for the 2010 entry of 2.4 million. Other research has revealed that for the year to September 2010, average rents for student accommodation in Wales and England rose by 2.2 per cent. Healthy & Safety News: Weather damage cost £1.1m last month

Winter weather is one of many health and safety issues for landlords, who need to ensure their properties can withstand the severe conditions.

As snow and ice continues to affect many parts of the country, insurance provider Santander is highlighting the importance of preparing homes for the winter.
It pointed out that the estimated cost of storm and snow damage during the current cold snap is £1.1 million.

With further severe weather forecast in several areas, this figure could continue rising in the weeks ahead.

As well as physically preparing properties for wintry conditions, Santander also recommended that property owners secure landlord insurance to cover against any damage that does occur.

The group suggested keeping insurance documents in water-tight containers and having a photographic record of the contents of the property as evidence for claims.
Colin Greenhill, director of Santander Insurance, said: "The British weather is as unpredictable as it is uncontrollable but we can all ensure that should the worst happen we are correctly insured."

London Landlords Rental Property Void Periods Down

Landlords with property to rent in London are among those whose annual void period has fallen by an average 15 per cent in the last year, according to research from LSL Property Services.

The average number of days a rental property has been left unoccupied is 30.9 days per year, down from October 2009's annual average of 36.4 days.

Tom Entwistle, director of LandlordZone.co.uk, said the fall in void periods is due to increased demand from first time buyers who cannot secure UK mortgage lending deals and are forced to rent instead.

He posited that demand for renting will remain strong into 2011 and offered tips to landlords hoping to decrease their own void periods.

"Offer the right properties, in the right locations, to the right target tenant market, keep the properties clean and well maintained and up to standard regarding modern facilities."

With regard to rental yields and returns in London, Mr Entwistle advised: "Ask a sensible rent in relation to the local market [and] look after good tenants when you get them."

House Prices Fall In November

Reuters reports that British house prices fell for the fourth month in five in November, a survey showed on Wednesday, in a sign the downturn in the country's property market is becoming more entrenched.

Mortgage lender Nationwide said the average price of a property fell 0.3 percent in November, a slightly bigger drop than the 0.2 percent fall forecast by analysts. The annual rate of growth fell to 0.4 percent, its weakest since September 2009.

However, Nationwide chief economist Martin Gahbauer said supply pressures were starting to ease and there was little to suggest house price declines would accelerate in the months ahead.

"There are early signs that the flow of new property onto the market may be slowing down again as potential sellers observe the recent weakness in prices and decide against marketing their properties at the current juncture," he said.

Nationwide's figures tally with a raft of data showing last year's property market rebound has gone into reverse as Britons prepare for the toughest government spending squeeze in generations.

Banks, wary of an escalation in the euro zone's debt crisis, have also reined in lending to all but the safest of borrowers.

Still, there was little evidence that price falls were gathering momentum in the way they did during the downturn of 2008. The three-month on three-month rate of decline actually moderated to -1.3 percent from -1.5 percent in October, the first improvement in this measure since June.
