Rent Guarantee Insurance Protects Landlord from Unscrupulous Tenants

Those with landlord licences living in areas with low levels of demand could consider reducing their rental rate, LettingZone has suggested.

This is the advice from Mark Garner, founder of the organisation, who responded to research from the Association of Residential Letting Agents (ARLA).

ARLA's study found there is an increasing number of tenants who are finding it difficult to meet rent agreements, although this was not seen so much for property to rent in London.

Mr Garner offered landlords some advice to ensure they are not struggling to pay the mortgage after a tenant defaults on the rent.

"Always do a full credit check before you take a tenant and I suggest you take out a rent guarantee insurance product before they move in which will cover you if your tenant stops paying their rent," he said.

Meanwhile, research from Upad has found that 63 per cent of residential landlords are more confident this month than they were in December 2010.

Sainsburys Compete with Tesco in West End Lane

Back in September we reported on the pending application of retail giant Sainsbury’s and their bid to open in place of closed down mini market 'Best One' on West End Lane. Opinions were mixed and it was not certain whether this would be good for the local shops and surrounding businesses.

According to local shop owners on West End Lane, their reports had shown that sales had gone down by as much as 50% since Tesco's opened and they are worried that if a Sainsbury's opens then they may end up losing business and possibly closing due to the competition from both stores.

However, the opinion recently from the local’s who shop in West Hampstead is that a large amount of people currently shop at Tesco's. Therefore it could possibly be the Tesco trade that is likely to decrease and not the trade at local specialised shops.

Although many people enjoy the idea of shopping in a franchise store or independent shop because of the personal service they get, the reality is that in recent years many more people have chosen to shop in chain stores. This is because of the cheaper price of the produce and the convenience.

For those who work in West Hampstead broadening the choice of where to purchase lunch is very much welcomed! The new Sainsbury's will be opening in February and we are looking forward to having more choice, trying something new and ‘tasting the difference’!

Council Tax Freeze

Council tax is to be frozen or reduced in every local authority area in England this year, Communities Secretary Eric Pickles announced today.

It is the first year since the tax was introduced in 1993 that it has not risen.

The freeze was funded by £650 million provided by Mr Pickles' Department for Communities and Local Government to support councils which opted not to increase their bills.

Official statistics published today show the average Band D council tax set by local authorities in England will remain unchanged at £1,439 for 2011/12 as a result of a 0% increase on last year's council tax level.

Some 378 councils have frozen the tax and 43 have reduced it.
