London Olympics Short Let Accommodation

Planning officers in Camden and Westminster will crackdown on illegal short-term letting of residential property between now and the London 2012 Olympics. The demand for cheap, short-stay accommodation in London is anticipated to rise due to an expected increase in tourism as London is promoted on the international stage as a city to visit. The initiative follows similar moves by Paris and New York City officials in their attempt to stamp out the unlawful short-letting trade.

The introduction of many inexpensive and tourist-friendly environmental measures like the Mayor’s bicycle hire scheme and the promotion of walking and sightseeing has made London a more attractive place to visit. Young budget travellers are increasingly attracted to London as the city becomes more cyclist and pedestrian-friendly, but these same young travellers are often put off by London’s notoriously expensive hotel accommodation.

The availability of cheap online-booking software has allowed landlords to set themselves up as hoteliers and link in to the many networks of hotel-booking which proliferate on the internet.

Specialists Required for Major Home Improvements

While owners of property in need of restoration might want to carry out improvements by themselves, it could affect the future value of their home if they make a mistake.This is the advice from Andrew Leech, director at the National Home Improvement Council, who noted any major DIY projects in the home should be logged for future reference.

"You have also got to be careful that you are quite competent at doing these jobs because some of these things like electricity and gas require specialists," he pointed out.

"If you have done things on heating or electricity, when the solicitor asks for details of the improvements that you have made, he or she may also ask for certificates to show that you have made these improvements; if you haven't got certificates, then you won't sell the house."

Meanwhile, figures from Nationwide show London house prices and those in other parts of the country rose 0.5 per cent on average in March.

First Time Buyers Government Policies Described as 'Window Dressing'

Government plans to help out first time property buyers by way of a new FirstBuy scheme have been described as "window dressing for the gullible".

Paul Holmes, chief executive of Firstrung, commented: "Their [the government's] preoccupation is to stimulate new house sales, not to help first-time buyers. There is absolutely no point in a first-time buyer getting assistance on an overpriced property."

He argued that the initiative is a "complete shambles" and that "the coalition should be ashamed of putting their name to it".

Mr Holmes noted that the best thing for first time buyers to do is to wait for a bargain, or else select property in need of restoration and do it up themselves.
His comments come after the government announced its FirstBuy project would help first timers get onto the property ladder by offering help with deposits on new build properties.

UK Mortgage Lending Predictions

First time property buyers still face problems in securing UK mortgage offers and there is little to suggest lending will increase this year.

This is the view of Ray Boulger, senior technical manager at John Charcol, who was surprised that the Council of Mortgage Lenders (CML) increased the forecast for gross lending from £136 billion to £140 billion this year.

However, he was unsurprised by the organisation's net UK mortgage lending prediction."I think the [CML] forecast of an increase in net lending from £6 billion to £9 billion [in 2011] makes good sense. But frankly I am surprised that they forecast net lending to fall as low as £6 billion in the first place," he commented.

"The wholesale markets are beginning to recover, albeit still fairly slowly."
The CML also predicted gross mortgage lending will rise to £150 billion next year, which could help more first time buyers secure finance to purchase a home.
