Average Length of Tenancy is 19.3 Months
Recent figures from the Association of Residential Lettings Agents (ARLA) shows that tenants are staying put for an average length of 19.3 months, an increase of 17 per cent on the previous recorded length of 16.5 months. With this in mind ARLA is calling on both landlords and tenants to draw up a comprehensive inventory at the start of each letting agreement so that they both know what is what in the property.
Ian Potter, Operations Manager at ARLA said: "This increase in the length of tenancies will inevitably lead to greater wear and tear in rented accommodation and fewer opportunities for ‘downtime' between tenancies for landlords to make improvements.
“Landlords and tenants alike should remember that disputes over deposit returns can be one of the biggest headaches facing both parties, but these can be easily avoided if a professional inventory is prepared."
And it seems there are set to be more landlords coming into the market this year as the Council of Mortgage Lenders (CML) recently confirmed that number of mortgage approvals for buy to let products is on the rise after increasing by 84,000 in 2011.

CML Director Comments on Buy to Let Data
Commenting on the latest data, CML director general Paul Smee said:
"Buy-to-let lending continues to perform well. Demand for rented property remains high, so the rationale for buy-to-let remains strong, and there is little reason to foresee any change to this positive outlook for the sector.
"These figures do not suggest that buy-to-let is crowding out first-time buyers; more that it is performing a really important role within the overall housing market. The benefits of the availability of good quality, private rented housing should not be overlooked, especially as there are many households which need the flexibility and mobility that the private rented sector is well placed to provide."

Private Landlord and Tenant News; Shelter Calls for Government Action Against the Rogue Landlord
The housing charity Shelter has called on the Government to make good on its promises to tackle rogue landlords in the private rental housing sector. Renting is no longer stop gap between leaving home and getting your first foot on the property ladder, and as the prevalence of private renting increases for families more should be done to enforce the laws, to protect the tenant against the unscrupulous landlord.
Shelter says many families are living in dangerous conditions and it wants the Government to give them greater protection. With 1.7 million people on social housing waiting lists it is clear that the gap in the market being filled by sub standard private accommodation needs.
86 thousand tenants in England complained about accommodation rented from private landlords last year, with local councils reporting 1477 giving repeated cause for concern.
Shelter provides a five point plan for Grant Shapps and local authorities to implement in order to tackle landlords who persistently break the law:
• Tougher sentencing for criminal landlords: increasing the maximum penalty for ignoring a court order to improve conditions from £5,000 to £20,000.
• A rogue landlord prosecution fund: earmarking money to help councils get tough on landlords blighting their area
• New protection for brave tenants: safeguard tenants from being evicted in retaliation for whistleblowing.
• An online landlord conviction database: a new website listing all convicted landlords to help tenants avoid criminal landlords.
• A rogue landlord summit convened by the Housing Minister to create a clear action plan to protect tenants.

£100 Million Pound London Home
A home in the U.K.’s most expensive neighbourhood is being offered for more than £100 million according to the broker handling the sale, Businessweek reports.
The neo-classical house is located at 6 Palace Green in Kensington, one of London’s few private roads where no passing traffic can enter, Aylesford International Managing Director Louise Hewlett said. The 16,000-square-foot (1,486-square-meter) home is owned by Tamzen Ltd., a closely held company incorporated in the British Virgin Islands, according to the U.K. Land Registry.
“This is considered the best address in Europe, not just London,” Hewlett said by e-mail. While declining to disclose the value of the property or its owner, she said its price would exceed 100 million pounds.
Palace Green is on the southern section of Kensington Palace Gardens, one of two London streets known as Billionaires Row; the other is Bishops Avenue in Hampstead. Luxury-home prices in Kensington have gained about 110 percent since 2004, said Grainne Gilmore, head of U.K. residential research at Knight Frank LLP.

North West London Has 'Seller Power'
60% of home-movers believe that it is currently a buyers’ market and only 13% believe the odd are in favour of sellers, a ‘market balance ratio’ in excess of 5:1 in favour of buyers
Proportion of home-movers forecasting prices to be same or higher in 12 months’ time rises from 62% to 66% year-on-year, providing evidence of marginally more positive price outlook
However, more granular analysis reveals that the national picture masks significant variations at town and city level - the effects of local micro-markets operating very differently
Analysis of price forecast and ‘market balance ratio’ data highlights acute north-south divide:
• 19 of the top 20 ‘price optimist hotspots’ are in the south
• 17 of the top 20 ‘price-pessimist blackspots’ are in the north
• North West London strongest area for ‘seller power’, whilst strongest ‘buyers-market’ is in Huddersfield
